#1 - PRICE
In the age of the internet consumers are doing their homework on neighborhoods before they even step foot inside the front door. Buyers have become more educated about recent sales and your competition! What does this mean? Setting the correct price from your first day on market is critical for exposure, especially during the "honeymoon" period (first six weeks of marketing). A competitive price equals more showings, more offers and the likelihood of receiving or even exceeding your asking price.
#2 - PRESENTATION
The way your home looks and even smells are critical to getting the perfect buyer through the door and getting them to fall in love with your home. Pictures are the first impression. Taking great pictures highlighting all of the great features and upgrades in your home is a priority. Make sure to depersonalize each room to showcase the space and not the stuff.
