Is Cape Coral A Good Investment In 2014

As a Senior Real Estate Specialist (SRES designation) and Specialist in Cape Coral and a 25 year seasoned Investor, I'm asked often "Is Cape Coral a Good Investment in 2014?"
My answer is from my own experience.  Three years ago, I traveled from Monterey/Carmel, California to Cape Coral, Florida just to buy real estate, rent-it, and leave.  I'm still here!  Why?
If my favorite sweater that costs $100 at Macy's goes on sale for $20 - I'd be there in a heartbeat and buy it!  When Cape Coral's real estate dropped 70-90%, in the financial crisis, that presented the Best Sale of the decade - and maybe even my lifetime.  I'm 60.

So a condo that sold for $150,000, before the financial crisis, could be purchased for $19,000 to $20,000!  I had to travel to Cape Coral to see if this was for real.  And, yes, it was for real.
Why did I stay after purchasing my investments?  The weather!  The people are friendly! Cape Coral is wide open, spacious, 400 miles of fresh and saltwater canals, and 120 miles total in size.  That made up my mind to get a real estate license - why not teach buyers and sellers to buy and sell thinking like an investor? - do it the way an investor does it.
Now, 2014, our market has had price increases - yet folks are still getting 40-50% off the high market prices!  I'd still buy my favorite sweater at 40-50% on Sale, in a heartbeat!
Are you a boater?  You'll love the Cape.
Do you golf?  You'll love the Cape.
Do you dine out?  You'll love the Cape.
Do you love warmth?  You'll love the Cape.
Do you enjoy safety?  You'll love the Cape.
Coral Coral was rated #6 in the entire US for safety.
It's quiet in almost all the Cape.
The weather from Oct thru May is Sunny, Warm and Dry.  Summer is a bit humid - with thunderstorms that come and go almost on schedule - afternoon and evening.  You can plan your day by them!
Cape Coral is Senior Friendly, Child Friendly, Family Friendly & just plain Friendly!
